Technisch Asset Manager

Functie omschrijving

Our client is an internationally recognized real estate fund in commercial real estate and has a track record of more than 25 years as a fund provider specializing in real estate investment. In this position, you will support in evaluating business opportunities in the Netherlands, across the commercial real estate.  

The company has assets of around EUR 10 billion under management and operates subsidiaries in The Netherlands, Germany, France, Spain, Luxembourg, and Australia.  The company is investing in the Netherlands with funds in a volume of around one billion euros. Most of the property is located in Amsterdam, but the company also holds properties in Rotterdam and in The Hague.

Key responsibilities:
The Technical asset manager will be in charge of different types of assets, offices, retail and possibly hotels in The Netherlands. 
 

• Responsibility for all technical issues in a mixed property portfolio as representative of the owner, including responsibility for the property budget in cooperation with commercial Asset Management
• Commission, monitor and manage due diligence (technical, environmental, ESG) for property acquisitions and sales. Supervision of project controlling and execution of the acceptance of project developments ("forward deals")
• Conception of upgrading concepts for existing properties, especially with regard to ESG aspects
• Control and supervision of external technical providers (e.g., property management, engineering, and expert offices)
• Advise and support the internal specialist departments on construction-related issues as well as on issues relating to ESG
• Support in lease negotiations with technical advice for existing tenants, including management of fitout/refurbishment projects considering costs, deadlines, and quality
• Negotiate, review, and award contracts (e.g., construction, design), including preparing and obtaining internal approvals and internal/external reporting

Educational background 

• Degree in engineering or architecture ideally with additional skill in real estate management, energy/sustainability or project management

Professional experience

• Minimum 5 years of real estate experience as a technical asset manager or project manager of commercial real estate
• Experience in planning, implementing a tender procedure, project management, property appraisal, and remedy of defects
• Ability to coordinate several external companies involved in technical asset management projects
• Good comprehension of building equipment
• Competent handling of MS Office applications (e.g., Word, Excel, PowerPoint, Teams)
• Excellent proficiency in Dutch and English with strong communication and negotiation skills; German skills are welcome
• Ability to work independently, take initiatives, and be proactive with a high level of commitment
• High level of motivation, exceptional flexibility, and resilience with willingness to travel occasionally
