Development Project Manager at a rapidly expanding real estate development & investment organization

Job Description

On behalf of a rapidly expanding real estate company based in Amsterdam, focused on real estate development and investment, we are currently and actively recruiting for a Development Project Manager. This concerns a newly established business owned by a prominent institutional investor, with a focus on building an extensive, pan-European real estate portfolio.

The organization is ambitious and goal-oriented, with high aspirations in the areas of professionalism, growth, ethics, and innovation. Starting from January 2024, the company will be operational, initially with a compact group of professionals but rapidly expanding in size.

As Development Project Manager (DPM) you will be responsible for supporting a wide range of development projects. The DPM will assist the gathering, interpretation, and development of financial models for leadership to evaluate and propose recommendations on investment, development, and redevelopment projects throughout Europe.

Responsibilities

• Assist the team with gathering, interpretation, and development of financial models for single and multi-phase real estate development projects, including waterfall analysis.
• Research input and assumptions for real estate development proforma through market research and third-party report analysis.
• Collaborate with relevant teams to ensure data accuracy and explore options to enhance project returns.
• Support the creation of presentations and investment memorandums to facilitate project approval processes.
• Assist in implementing a standardized monthly and quarterly reporting process and contribute to the publication of real estate development status reports for all projects.
• Support internal management reporting for major projects using established templates.
• Support the debt reporting process, including but not limited to, loan documentation, payment monitoring, financial statements, record keeping, reporting deadlines.
• Coordinate with relevant teams to complete the monthly cost-to-complete process for ongoing development projects.
• Support with generation of various project and portfolio reports for internal and external stakeholders.
• Collaborate closely with the Asset Management, Property Management, and Finance teams on group initiatives and special projects.
• Support the valuation processes, variance analyses, and reconciliations.
• Provide input to the Asset Management team as needed for reviewing budgets, schedules, and investment feasibility.
• Provide payment recommendations and collaborate with professional teams to report on development costs.
• Support in the practical completion processes for new assets as well as management of defects and retention-release processes.
• Support handover to Property Management and Asset Management teams, providing essential support throughout the transition.

Qualifications

• Prior and relevant experience within real estate development or with a general contractor is required.
• Undergraduate degree with an emphasis on real estate, urban planning or finance.
• Understanding of real estate development process including planning, design, construction and leasing / sales.
• International experience preferred; multilingualism is an asset (Dutch, Spanish, English or Portuguese in particular).
• Understanding of finance and real estate concepts and terminologies.
• Results oriented with the ability to prioritize and manage multiple tasks and responsibilities, maintaining attention to detail.
