The Asset Manager is responsible for maximising the value and performance of Arcura’s healthcare real estate portfolio in the Netherlands.
As part of a small and fast-paced Asset Management team, the Asset Manager works closely with the Head of Netherlands across the operational, commercial, financial and strategic management of the assets. The role combines the development and execution of asset-level initiatives with hands-on responsibility for leasing, financial and market analyses, budgeting, reporting, tenant matters and the coordination and steering of third-party service providers.
The Asset Manager is expected to maintain a comprehensive overview of the portfolio, manage multiple priorities simultaneously and proactively drive matters through to completion. Through close stakeholder engagement, sound analysis and effective day-to-day execution, the role contributes to long-term value creation, optimal asset performance, sustainability and tenant satisfaction.
Key Accountabilities
The responsibilities include, in particular, but are not limited to:
Asset Management and Performance
- Manage a portfolio of healthcare properties, including medical offices and clinics, to optimise performance and long-term value.
- Develop and implement asset management initiatives aligned with Arcura’s objectives and agreed business plans.
- Monitor asset performance, identify risks and opportunities and follow up on agreed measures.
- Support acquisition, disposal and repositioning activities across the portfolio.
Leasing and Tenant Mangement
- Develop and execute leasing and marketing activities to attract and retain tenants.
- Analyse vacancies and prepare leasing recommendations.
- Manage and coordinate external leasing agents and brokers.
- Support the negotiation and preparation of lease agreements, amendments, renewals and extensions.
- Build and maintain strong tenant relationships and respond to tenant matters promptly and professionally.
- Contribute to high levels of tenant satisfaction and service delivery.
Budgeting, Analysis and Reporting
- Prepare and monitor budgets, forecasts and business plans.
- Perform plan-versus-actual comparisons, cash flow analyses and KPI tracking.
- Monitor budget performance and measures defined in asset and business plans.
- Prepare financial, commercial and market analyses.
- Prepare investment memos, presentations and other decision-making materials.
Third-Party and Operational Management
- Coordinate and steer external property managers, leasing agents, technical advisers and other service providers, including CBRE where applicable.
- Monitor service delivery, agreed actions and deadlines.
- Coordinate maintenance, operational and property-related matters with the relevant external providers.
- Ensure that material operational, technical and compliance matters are followed up and escalated where required.
Sustainability and Compliance
- Support the implementation of sustainability initiatives in collaboration with the Sustainability Team.
- Contribute to measures that improve long-term asset value and environmental performance.
- Monitor relevant legal, regulatory, health and safety and property-related compliance requirements.
Stakeholder Management and Collaboration
- Build and maintain relationships with tenants, brokers, investors, service providers and other relevant stakeholders.
- Collaborate closely with the Head of Netherlands and the broader Arcura teams.
- Share information and best practices across the wider Arcura platform.
- Represent Arcura professionally at meetings, property visits and relevant industry events.
Decision-Making and Authority
Within the scope of the assigned portfolio, the Asset Manager is responsible for:
- Developing asset strategies, business plans, budgets and leasing recommendations.
- Managing external advisers and service providers within approved budgets and mandates.
- Initiating and coordinating asset-level measures in line with approved business plans.
- Monitoring performance and escalating material deviations, risks and decisions requiring further approval.
- Preparing recommendations for leasing, capital expenditure, acquisitions, disposals and other asset-related decisions.
